Choosing new build when buying your ski home guarantees peace of mind in terms of construction. Guarantees, recent standards (thermal and sound proofing insulation), customization options, reduced notary fees, tax advantages, etc.
You have many advantages of buying new. Let us explain why

Your apartment will be environmentally friendly

When you buy a new apartment, you benefit from the latest building regulation standards.

Sound and acoustic insulation. Thanks to the current thermal regulations (RT 2012), you will benefit from an energy-efficient and environmentally friendly apartment, thereby saving on your energy bills.

This reinforced insulation is an asset in winter, but also in summer, because it will keep your apartment cool,  even in times of extreme heat

Guarantees

All our new builds offer a ten-year warranty. In VEFA (translated Sale in the Future State of Completion), you are guaranteed not to have large charges once your apartment is delivered. You are indeed protected for 10 years by what is called the ten-year guarantee: as a constructor, we have the obligation to repair any deterioration linked to a possible defect, and which would compromise the solidity of the building.

You also benefit from the biennial guarantee which protects you concerning the equipment of your apartment. In the event of defective equipment (electrical appliances, coatings, fittings), the manufacturer is required to change all the elements concerned

Reduced notary fees

You benefit of course from reduced notary fees, up to a maximum of 3% of the sale price (compared to 8% for existing buildings). Another benefit is that you can also take advantage of certain advantageous tax statuses: the Pinel system in certain regions if you rent your apartment.

You can also, while being the full owner of your apartment and occupying it as much as you wish, benefit from the LMNP status which allows you to obtain an exemption from VAT (of sale price) and tax-exempt rental income. Contact us for more information.
